Awesome 401K plan and Gym Membership!” Job Purpose: Responsible for overseeing the overall development process for new construction and rehabilitation multi-family projects which includes initial concept feasibility, entitlement, development approvals, construction oversight in the capacity of Owner's Representative and closing of Permanent financing. The Development Manager will coodrinate across alld epartments which includes acquisition, construction and asset management. Responsibilities: Assist in making initial assessment of project feasibility, timeline for approvals and development costs Review and respond to RFP’s and RFQ’s Acquisition due diligence which includes but not limited to ordering and analyzing third party reports, inspections, review preliminary title reports and environmental reports Obtain local government review and approvals for developments, as assigned Identify scopes of work needed for third party consultants for successful completion of multi-family projects Provide weekly reports to Vice President, Executive Vice President, and President/CEO regarding status of projects. Assist in selecting third party design consultants – architects, engineers, LEED and negotiating consultant contracts Coordinate design consultants throughout the development process through construction completion Prepare TCAC and CDLAC funding applications and applications for gap financing Obtain and analyze required reports for project financing Review and track project soft costs Obtain equity contributions per partnership agreements Oversee and track contractor progress payments for new construction and rehabilitation projects Attend assigned project OAC and Draw meetings Assist with project closeout per Lender and Investor requirements which concludes conversion from construction to permanent loan Mentor junior development staff in project finances, development and construction. Other duties as assigned Qualifications: 7-10 years’ experience directly managing the multi-family development, construction oversight and loan conversion process with focus on affordable housing Experience with affordable housing financing and regulations General knowledge of building codes as they relate to privately owned multi-family buildings Experience analyzing legal contracts and loan documents Ability to develop and maintain relationships Ability to work in a fast-paced and demanding environment Demonstrated ability to work independently and carry out multiple tasks simultaneously Ability to perceive problems and initiate timely corrections Strong communication and writing skills Ability to understand and interpret complex situations Ability to read construction drawings Highly organized Proficient with Microsoft applications (Word, Excel, PowerPoint, Project) and Outlook Experience with LEED coordination Willingness to work evenings, as needed Ability to travel to jobsite to conduct inspections Conditions: Office environment with moderate noise. Employee is regularly required to sit, reach with hands, talk and hear, type. May require to lift up to 25 lbs. Little travel required.
